Commercial buildings rely heavily on roofing systems that protect assets, employees, and daily operations. When problems occur, timely flat roof repair becomes essential to preventing costly disruptions. In Farmers Branch, TX, commercial properties face intense heat, sudden storms, and seasonal weather fluctuations that can accelerate roof deterioration. Business owners in Farmers Branch, TX can contact Anderson Industrial Roofing at 866-949-8016 for professional flat roof repair services that help maintain operational continuity while protecting long-term investments.

Flat roofs are widely used on warehouses, retail centers, healthcare facilities, and office buildings because they maximize usable space and allow easy equipment installation. However, their low-slope design requires proactive care to prevent water-related damage.

How Flat Roof Repair Minimizes Business Downtime

Unlike steep-slope roofs, flat roofing systems are more vulnerable to standing water, membrane punctures, and drainage issues. Even small defects can escalate into major operational challenges.

Common causes of flat roof damage include:

Ponding water caused by blocked drains

Membrane punctures from foot traffic or equipment installation

UV exposure leading to material breakdown

Flashing failures around HVAC units and penetrations

When leaks develop, moisture can infiltrate insulation, electrical systems, and interior spaces. For commercial facilities, this may lead to halted production, inventory damage, safety concerns, or tenant complaints. Prompt flat roof repair reduces these risks before they interrupt business operations.

Early Repair Strategies That Prevent Major Downtime

Effective flat roof repair focuses on early intervention rather than emergency response. Addressing minor problems quickly often prevents large-scale repairs or premature replacement.

Leak Detection and Targeted Repairs

Modern roofing professionals use advanced techniques such as moisture scanning and thermal imaging to locate hidden leaks. Instead of replacing large roof sections unnecessarily, technicians repair only affected areas, minimizing disruption to occupants and staff.

Targeted repairs may include:

Patching membrane punctures

Resealing flashing and seams

Restoring drainage performance

Reinforcing weakened roof sections

This approach allows businesses to continue operating while repairs are completed efficiently.

Preventing Interior Damage

One of the greatest advantages of timely flat roof repair is the prevention of interior damage. Water intrusion can affect ceilings, insulation, flooring, and expensive equipment. Once moisture penetrates the building envelope, remediation costs increase significantly.

By repairing roofing issues early, building owners avoid:

Mold growth and air quality concerns

Electrical hazards

Inventory loss

Tenant dissatisfaction

Maintaining a watertight roof ensures uninterrupted business operations.

Extending Roof Lifespan

Flat roof systems represent a significant capital investment. Regular repairs extend the usable life of materials such as TPO, EPDM, PVC, and modified bitumen membranes.

Instead of scheduling a costly replacement years ahead of schedule, strategic repairs preserve structural integrity and maximize return on investment. For facility managers managing tight budgets, this preventative approach supports long-term financial planning.

Planning Repairs Around Business Operations

Commercial roofing professionals understand that downtime directly impacts profitability. Flat roof repair projects are typically scheduled to minimize disruption through careful coordination.

Best practices include:

Performing repairs during off-peak business hours

Creating controlled work zones for safety

Using low-odor materials when necessary

Completing phased repairs for large facilities

These strategies allow businesses to remain open while roofing work progresses safely and efficiently.

Additionally, experienced contractors prioritize clear communication, helping facility managers understand timelines, repair scope, and preventative recommendations for future maintenance.

The Role of Preventative Maintenance in Flat Roof Performance

Flat roof repair should be part of a larger maintenance strategy rather than a one-time solution. Proactive upkeep ensures minor wear does not evolve into emergencies.

Routine maintenance focuses on:

Clearing debris and drainage systems

Monitoring seams and flashing conditions

Addressing weather-related damage promptly

Maintaining protective coatings

Commercial building owners who treat roof care as ongoing asset management typically experience fewer emergency repairs and longer roof performance cycles.

Commercial TPO roof repair plays a key role in protecting buildings from moisture intrusion that can affect interior spaces and structural components. Thermoplastic Polyolefin roofing membranes are widely used on flat and low slope commercial buildings because of their durability and reflective properties. When damage occurs, timely repairs help prevent water from entering the building and causing costly deterioration.

Businesses in Fort Worth, TX can call (866) 949-8016 to learn how professional roofing solutions help maintain building protection. Experienced contractors such as Anderson Industrial Roofing provide commercial TPO roof repair services designed to preserve structural reliability and prevent interior water damage.

TPO Roof Repair: Improved Longevity

TPO roofing membranes are engineered to create a watertight barrier that protects insulation, ceilings, and equipment from exposure to moisture. Over time, environmental factors such as sunlight, temperature changes, and severe weather may affect membrane performance. Commercial TPO roof repair helps restore protective capabilities by addressing areas that may allow water infiltration.

How Water Intrusion Impacts Interior Spaces

Water intrusion can affect multiple areas within a commercial building. When moisture enters through damaged roofing materials, it may impact insulation layers and reduce their effectiveness. Wet insulation may lose its ability to regulate temperature, which can affect interior comfort and increase energy usage.

Interior finishes such as ceilings and walls may also be affected by moisture exposure. Water stains, discoloration, and material deterioration may occur when leaks are left unaddressed. Repairing damaged TPO membranes helps reduce the likelihood of interior damage and helps maintain a stable indoor environment.

Common Causes of Commercial TPO Roof Damage

Several factors may contribute to the need for commercial TPO roof repair. Environmental exposure may gradually affect membrane seams, flashing components, and rooftop penetrations. Foot traffic from maintenance personnel may also place stress on specific areas of the roof surface.

Temperature fluctuations may cause expansion and contraction of roofing materials. Over time, this movement may affect seam strength and membrane alignment. Severe weather conditions such as wind or hail may also contribute to membrane damage that requires professional repair.

Businesses in Fort Worth, TX benefit from working with Anderson Industrial Roofing to identify damage early and apply repair solutions that help prevent moisture intrusion.

TPO Roof Repair Techniques That Help Maintain Watertight Protection

Commercial TPO roof repair often involves reinforcing seams, patching punctures, and restoring flashing components. Professional contractors use compatible materials designed to integrate with the existing membrane system. Heat welding techniques are commonly used to create strong bonds between repair materials and the original membrane.

Seam reinforcement helps restore watertight performance by sealing vulnerable areas. Repairing flashing around vents and rooftop equipment helps prevent water from entering through openings. These repair methods help preserve the structural integrity of the roofing system.

Importance of Early Detection and Routine Inspections

Routine inspections help identify potential concerns before they lead to interior water damage. Early detection allows contractors to address small issues before they affect larger areas of the roof. Preventative maintenance programs help support long term roofing performance by reinforcing areas that experience environmental stress.

Professional inspections evaluate drainage pathways, seams, and membrane surfaces to ensure consistent performance. Maintaining effective drainage helps prevent standing water that may place additional stress on roofing materials. Anderson Industrial Roofing provides inspection services that help businesses maintain reliable roof protection.

Long Term Protection Through Professional Commercial TPO Roof Repair

Investing in professional commercial TPO roof repair helps preserve building value and protect interior spaces. Addressing damage promptly helps reduce the likelihood of structural concerns and helps maintain consistent performance. Reliable roofing systems contribute to improved building efficiency and dependable moisture protection.

Property owners in Fort Worth, TX can rely on experienced professionals to evaluate roofing conditions and recommend appropriate repair solutions.

For commercial property owners in Southlake, TX, rubber roofing is a popular choice for good reasons. EPDM membranes are durable, flexible, and handle temperature extremes reasonably well. But no roofing system lasts indefinitely, and there comes a point when rubber roof repair stops being a sound investment and starts being a way of postponing an unavoidable replacement. Knowing where that line is can save you significant money and protect your building from damage that spreads far beyond the roof itself.

Anderson Industrial Roofing works with commercial property owners throughout Southlake to make honest assessments about when repair is the right call and when it is not. Call 866-949-8016 today and schedule your consultation.

When Is Rubber Roof Repair Not Enough?

Rubber roof repair is genuinely effective for isolated problems. A small puncture, a lifted seam in a localized area, or minor shrinkage at a flashing detail are all situations where targeted repair extends the roof’s useful life without requiring full replacement. The repair process involves cleaning the damaged area, applying bonding adhesives, and installing a patch or seam tape that integrates with the existing membrane.

What rubber roof repair cannot do is compensate for systemic failure. When deterioration is widespread rather than isolated, each repair addresses a symptom while the underlying condition continues to worsen. Property owners who find themselves scheduling rubber roof repairs multiple times per year are typically past the point where repair is cost-effective, even if no single repair seems expensive on its own.

Age and Cumulative Wear

EPDM rubber roofing systems typically carry a functional lifespan of 15 to 25 years depending on installation quality, maintenance history, and environmental exposure. In Southlake, where UV intensity is high and storm seasons place repeated stress on roofing membranes, roofs on the lower end of that range are common.

Once a rubber roof approaches or exceeds its expected lifespan, the membrane itself becomes brittle and loses the flexibility that makes EPDM effective. At that stage, patches do not bond as reliably to the aged substrate, and new failures tend to appear near recently repaired areas because the surrounding membrane is equally degraded. Anderson Industrial Roofing considers age alongside current conditions when evaluating whether rubber roof repair or replacement is the more responsible recommendation.

Widespread Membrane Shrinkage

Shrinkage is one of the most telling signs that rubber roof repair has reached its limit. EPDM membranes can contract over time, pulling away from perimeter edges, walls, and penetrations. When shrinkage is localized, re-flashing and re-securing the affected edges may be sufficient. When shrinkage has affected the membrane across large portions of the roof, the tension it creates cannot be resolved through repair. Attempting to patch a membrane under that kind of stress results in new failures appearing at the points of greatest tension, often within a single storm season.

Subsurface Damage That Repair Cannot Reach

Rubber roof repair addresses the membrane surface. It cannot fix what has already been damaged beneath it. When water has penetrated the membrane and saturated the insulation layer, the degraded insulation must be removed and replaced regardless of what is done to the surface above it. If moisture has reached the roof deck and caused rot or corrosion, structural repairs are required before any new roofing system can be installed.

In these situations, rubber roof repair is not just insufficient. It is misleading, because a freshly patched surface can look functional while serious damage continues beneath it. Anderson Industrial Roofing uses moisture scanning and core sampling to assess what is happening below the membrane surface, giving Southlake property owners an accurate picture before committing to a course of action.

Rubber Roof Repair Professionals

The decision between rubber roof repair and full replacement is not always obvious from a rooftop walkover. It requires evaluating the age of the system, the extent of membrane deterioration, the condition of the insulation and deck, and the repair history of the roof over time. Anderson Industrial Roofing provides Southlake commercial property owners with detailed assessments that lay out both options honestly, including projected costs over a five-year window so the financial comparison is clear. Call 866-949-8016 and speak with a rubber roof repair expert today.

When rubber roof repair is the right answer, it is a smart and cost-effective solution. When it is not, proceeding with it anyway only delays a replacement that will cost more the longer it is postponed.

FAQ

How can I tell if my rubber roof has subsurface moisture damage before scheduling a repair?
Surface inspections alone cannot reliably detect moisture that has migrated into the insulation layer beneath an EPDM membrane. Professional contractors use infrared scanning and electronic leak detection equipment to identify wet areas that are invisible from above. If your rubber roof has a history of recurring leaks or has been in service for more than 15 years, requesting a moisture scan before committing to repair work gives you a complete picture of what you are actually dealing with and prevents spending repair money on a roof that needs replacement.

Does rubber roof repair affect my commercial property insurance coverage? It can, depending on how your policy is written and how repairs are documented. Insurance carriers generally expect commercial property owners to maintain their roofing systems in reasonable condition. Repeated rubber roof repairs without addressing underlying deterioration can be interpreted as deferred maintenance, which may affect claim outcomes following storm damage. Keeping detailed records of all inspections and repair work and working with a licensed contractor like Anderson Industrial Roofing helps demonstrate that your property has been responsibly maintained.

The post Rubber Roof Repair Southlake, TX first appeared on Anderson Industrial Roofing.

Most Dallas building owners know the GAF name from residential roofing, but the manufacturer’s commercial roofing line is one of the most robust systems available for flat and low-slope buildings in North Texas. GAF roofing covers everything from single-ply membranes to commercial roof coatings, and the warranty program behind qualifying installations is one of the strongest in the industry. At Anderson Industrial Roofing, we install GAF commercial systems across Dallas, TX, and have the experience to match the right assembly to your building. Call us at 866-949-8016 to schedule a free inspection.

This article breaks down what the GAF commercial roofing system includes, what their warranty program covers for commercial building owners, and why the certification structure behind GAF installations matters when you are evaluating contractors in the Dallas market.

GAF Roofing for Dallas Flat Roofs: What Owners Should Know

GAF has been manufacturing roofing products in North America for over 130 years, and their commercial line reflects the depth of product development. On the flat and low-slope commercial buildings that make up a significant portion of the Dallas market, GAF offers TPO, EPDM, and modified bitumen systems, as well as commercial coatings designed to extend the service life of existing membrane assemblies. The breadth of that product range matters in practice because not every commercial building in Dallas has the same roofing need. A warehouse with minimal rooftop equipment has different requirements than a medical office building or a retail strip with complex HVAC penetrations, and a manufacturer with a full commercial product line can address that range without requiring the installer to switch to a competing brand for specialty applications.

GAF Roofing Warranty

The GAF warranty program is what separates a GAF installation from simply buying GAF material and having it put down by a general contractor. The highest tier of GAF warranty, available through their certified contractor network, covers both materials and labor with no dollar limit on qualifying repairs. That language matters. A warranty with a dollar cap can be exhausted by a single significant repair event, leaving the owner responsible for costs the warranty appeared to cover. A no-dollar-limit warranty means the coverage is real for the duration of the term, not just on paper. For Dallas commercial building owners who are making a long-term capital investment in a roof system, understanding what the warranty actually says before the contract is signed is one of the most important steps in the evaluation process.

GAF Roofing Contractor Certification

GAF’s contractor certification program has multiple tiers, and the level of certification determines which warranty products a contractor can offer their customers. A basic GAF-registered contractor can use GAF materials, but the stronger warranty options are only available through contractors who have reached the certified or master elite tiers. Those designations require training, passing installation standards reviews, and maintaining a track record of quality work. When a Dallas building owner is comparing bids on a commercial roof project, asking each contractor specifically what GAF certification level they hold and which warranty tier that qualifies them to offer is a direct way to compare the real value of competing proposals rather than just comparing the bottom line numbers. Two bids using GAF material can result in very different warranty protections depending on who is doing the installation.

How GAF Roof Handles Heat and UV

Texas heat is a real variable in roofing system selection, and GAF commercial products are formulated for high UV environments. A few key performance characteristics worth understanding when evaluating a GAF commercial system for a Dallas building:

GAF TPO membranes carry Energy Star ratings for their white reflective surface, which lowers rooftop temperatures and reduces cooling loads on buildings running air conditioning through a long Texas summer.

The EverGuard TPO line includes reinforced versions engineered for buildings with higher puncture and traffic demands, such as buildings with multiple HVAC units requiring routine service access.

GAF commercial coatings can be applied over existing qualifying membranes to restore reflectivity and extend service life, which is an option worth evaluating on Dallas buildings where the existing membrane still has structural integrity but is losing its surface performance characteristics.

Get a GAF Roofing Assessment for Your Dallas, TX Building

Dallas commercial building owners who want the protection of a GAF roofing system with manufacturer-backed warranty coverage need a certified installer who knows how to specify the right assembly and meet the application standards that make the warranty valid. At Anderson Industrial Roofing, we have been serving commercial clients across Dallas, TX since 1993 and we work with GAF commercial systems on buildings of all types and sizes. Call us at 866-949-8016 and let us assess your roof and walk you through your GAF options.

FAQ

Can a GAF warranty transfer to a new owner if a Dallas commercial building is sold?
Many GAF commercial warranties are transferable to a subsequent owner, though the transfer process, confirmed in the warranty documentation at the time of installation.

How does hail damage affect a GAF roofing warranty on a commercial Dallas building?
Hail damage is generally treated as a separate insurance matter; however, GAF does offer enhanced hail warranty endorsements on certain qualifying product lines.

Is a GAF EverGuard commercial membrane different from standard GAF TPO?
EverGuard is GAF’s commercial single-ply product line, which includes both standard and reinforced TPO options engineered for higher-demand commercial applications.

The post GAF Roofing Dallas, TX first appeared on Anderson Industrial Roofing.

Flat roofing is a popular choice for both residential and commercial buildings due to its simplicity and efficiency. Various materials can be utilized for flat roofing, each offering unique benefits and characteristics. Here are some of the most common materials used for flat roofing:

EPDM (Ethylene Propylene Diene Monomer):

EPDM is a synthetic rubber membrane known for its durability and weather resistance. It’s lightweight, flexible, and can withstand extreme temperatures, making it suitable for various climates.

TPO (Thermoplastic Olefin):

TPO is a single-ply roofing membrane that combines polypropylene and ethylene. It’s known for its energy efficiency, UV resistance, and ease of installation. TPO comes in various colors, with white being popular for its reflective properties.

PVC (Polyvinyl Chloride):

PVC roofing is another type of single-ply membrane that offers excellent durability and chemical resistance. It’s often used in commercial applications and is known for its longevity and low maintenance requirements.

Modified Bitumen:

Modified bitumen consists of asphalt that has been modified with polymers for enhanced performance. It’s typically installed in layers and can be applied using various methods, including torch-down or self-adhering systems. It provides good waterproofing and is resistant to UV rays.

Built-Up Roofing (BUR):

Built-up roofing involves layering asphalt and reinforcing fabrics to create a durable, waterproof surface. This traditional roofing system is known for its strength and heat resistance. It’s often finished with a layer of gravel for added protection.

Green Roofs:

A green roof consists of a living vegetation layer planted on top of a waterproof membrane. It provides insulation, reduces storm-water runoff, and improves air quality. Green roofs require more maintenance and structural support but offer significant environmental benefits.

Spray Polyurethane Foam (SPF):

SPF is a liquid spray that expands and hardens into a solid foam, creating a seamless, insulated roofing surface. It’s known for its excellent waterproofing properties and energy efficiency.

Metal Roofing:

While not as common for flat roofs, metal roofing systems can be used in low-slope applications. They are durable, reflect sunlight, and can last for decades with proper maintenance. Each of these materials has its advantages and considerations, so the choice often depends on factors such as the building’s location, climate, budget, and specific roofing needs.

Industrial roof repair is a crucial aspect of maintaining the integrity and functionality of commercial buildings. As the first line of defense against the elements, a well-maintained roof ensures the safety of employees, protects valuable assets, and prevents costly damage to the structure. Anderson Industrial Roofing understands the importance of industrial roof repair, common issues faced by commercial roofs, and the steps involved in the repair process.

Industrial flat roofs are subjected to harsh weather conditions, including heavy rain, snow, wind, and extreme temperatures. Over time, these elements can cause wear and tear, leading to leaks, structural damage, and compromised insulation. Regular roof maintenance and timely repairs are essential to prevent further deterioration and extend the lifespan of the roof.

Leaks:

One of the most common problems faced by industrial roofs is leaks. These can occur due to damaged or deteriorated roofing materials, improper installation, or clogged drainage systems. Leaks not only cause water damage but can also lead to mold growth and compromise the structural integrity of the building.

Ponding Water:

Flat or low-slope roofs are prone to ponding water, where water accumulates and does not drain properly. This can result in roof deterioration, increased weight load, and potential leaks. Regular inspections and proper drainage systems are crucial to address this issue.

Roof Membrane Damage:

The roof membrane, which acts as a waterproof barrier, can become damaged over time due to UV exposure, foot traffic, or extreme weather conditions. Damaged membranes can lead to leaks and compromise the overall performance of the roof.

Roof Flashing Issues:

Flashing, which seals joints and transitions on the roof, can deteriorate or become loose over time. This can result in water infiltration and damage to the underlying structure. Regular inspection and maintenance of flashing are necessary to prevent leaks.

A thorough inspection of the roof needs to be conducted to identify any issues, including leaks, damaged materials, or structural problems.

Based on the inspection findings, a repair plan is developed, outlining the necessary repairs, materials required, and estimated costs.

Our trained professionals carry out the repairs, which may include replacing damaged roofing materials, fixing leaks, repairing flashing, or addressing structural issues.

Preventive Maintenance: After the repairs are completed, regular preventive maintenance is essential to identify and address any potential issues before they escalate.

Applying a protective roof coating can help extend the lifespan of the roof, enhance its performance, and provide additional protection against UV rays and weathering.

Industrial roof repair is a critical aspect of maintaining the functionality and longevity of commercial buildings. Regular inspections, timely repairs, and preventive maintenance. Contact Airroofs.com today for a free consultation on your roof repairs.

Building owners have a ridiculous amount of decisions to take regarding all aspects of their businesses. With so much to do, and such little time, it’s no surprise that the flat roofing in Dallas, TX of several buildings often gets neglected. In most cases, the variety of options available for building roofing systems also makes it very difficult for building owners to choose the right one.

To make the process of installing new commercial roofing in Dallas, TX into your building a lot easier, we’ve put together 5 of the most popular flat roofing options available today.

1. Modified Bitumen

Back in the day, single-ply roofing had to be installed by rolling the substances onto the roof directly and then a blow torch would be used to provide enough heat in order to allow adhesion. Contrary to the traditional method of single-ply flat roofing in Dallas, TX, modified bitumen – single-ply flat roofing – is installed by applying the materials onto the roofing surface but without the use of a blow torch.

This new method of installing modified bitumen is a much safer option as compared to the older method since it eliminates the possibility of any risk, such as the blow torch setting fire to the roof. Modified bitumen is highly reflective and also returns the UV rays of the sun back into the atmosphere, which is just one of the main advantages of it. This is highly beneficial due to the fact that the roof sends the energy back out rather than absorbing it, which would result in the building getting really hot.
However, the modified bitumen flat roofing might not be the best option for you if there’s a lot of foot traffic on your building’s roofing in

Dallas, TX, since the material is not particularly resistant to abrasions. If you were to get it installed by roofers in Dallas, TX and there was a lot of walking on the roof, it would start to show signs of deterioration much faster than other flat roofing options.

2. Polyvinyl Chloride (PVC)

Polyvinyl Chloride roofing systems have a lot of positive properties that make it an ideal option for flat roofs. PVC roofs are highly durable, lack in water permeability and are highly reflective too. This type of roof is not seamless which may be the cause of a few complications but nonetheless, the lack in water permeability make it a good option for areas where it rains more due to the fact that PVC roofs can resist standing water, given that the seams are properly installed.

As mentioned before, the seams of the PVC roofs are definitely the main disadvantage of it. Similar to modified bitumen roofing systems, PVC roofs are also installed in rolls that must be adhered on to each other, as well as to the roof. Water leakage is common in PVC roofs where the seams are not effectively taped or properly installed.

3. Ethylene Propylene Diene Monomer (EPDM)

Ethylene Propylene Diene Monomer is another kind of single-ply flat roofing membrane that is made out of a flexible rubber material. The high strength and advanced flexibility that EPDM offers is what makes it such a popular choice among building owners. The superior flexibility allows it to easily contour to any shaped roof, regardless of how unusual. This makes it incredibly easy for roofers in Dallas, TX to install it.

Quite popular for its durability, EPDM flat roofing in Dallas, TX can still become quite a burden for facility managers due to their seam system. Similar to other flat roofs such as the modified bitumen and Polyvinyl Chloride (PVC), EPDM roofing systems have seams that have to be stuck to one another. The bonds on these seams are vulnerable and often fail, resulting in leaks and failures.

4. Spray Applied Coatings

There is a variety of spray applied coatings in general, such as silicone, polyurea, aluminum, acrylic, etc. Each specific spray applied coating will have a different set of strengths and weaknesses. However, there are some basic advantages of spray applied coatings that pertain to all kinds of spray coatings.

The key advantage is that spray applied coatings are seamless since they are spray applied and don’t need a blend of materials to change the entire roof. Seamless roofing in Dallas, TX, is one of the key components of having a durable and reliable roofing system, because seamless roofs have no leakages, as long as the installation is done correctly. Spray applied coatings are absolutely waterproof, granted that they are prepared and applied accurately by professionals.

Most spray applied coatings are impermeable and totally resistant to standing water on roofs, unlike roofing in Dallas, TX, with seams that may not give in to the standing water at first, but sooner or later, roof systems with seams always succumb to it.
The one main disadvantage of spray applied coatings is the high price tag that it carries. Of course, so many advantages cannot come cheap.

Although the cost of the material is relatively higher, the installation costs are a lot less than those of normal roofing in Dallas, TX.
However, due to the fact that you will not need to tear out the entire existing roofing system, spray applied coatings have a much lower cost in total comparatively. The installation is a lot easier too.

5. Spray Polyurethane Foam (SPF)

Among all the various kinds of commercial roofing in Dallas, TX, that building owners can install in their buildings, the one that stands out the most is the spray polyurethane foam. While the SPF roofing has a plethora of advantages, it’s worth mentioning that there are only a select few drawbacks of it too.

A mixture of specially formulated chemicals is prepared in a special kind of spray gun, after which the material is applied directly onto the surface of the roofing in Dallas, TX. The mixture, which is initially liquid, turns to foam almost instantly as it is applied to the roof. If not done carefully, the surface of the roof might be uneven from some places.

The application of SPF roofing is extremely simple for professional roofers in Dallas, TX. However, it is not recommended that you attempt to do so yourself, but instead hire a professional to do so for you. The complicated procedure of creating a mixture with formulated chemicals needs to be done efficiently. Moreover, this is the best choice for flat commercial roofing in Dallas, TX due to the durability and the plethora of benefits that you get with it.

The foliage and the trees in our front yard – well, no one can deny that they look majestic and they add a certain value to the aesthetic appeal of our homes. They act as windbreakers, prevent soil erosion, provide shade to our homes under the scorching sun of Texas, and some varieties of it – they even provide us with fruit and food. But the misplaced trees, trees that are not meant to be at a specific location, can also cause damage to our properties.

Since we are associated with the industry of professional roofing in Dallas, TX, our focus would be to discuss the damages that are inflicted by trees on a home’s roofing system. This blog has been created to help our readers in understanding:

How trees can damage your roofing system?

What you can do to prevent or minimize the damages caused by trees to your roofing system?

Please Note: The information contained in this blog is based on our experiences and professional knowledge that we have accumulated down the years, serving as roofers in Dallas, TX. As such, we are experienced enough to know that every individual case varies and scenarios presented in this blog may be a lot different to the situation that you may be facing. Therefore, we will suggest that you consult a roofing professional in your area before reaching any conclusion.

How Trees Can Damage Your Roofing System?

The trees and foliage in your yard can damage the roofing system in the following ways:

By Physically Damaging the Roof

Trees, no matter how strong they are, they can be susceptible to atrocities of harsh climate – for example a heavy snow, lightning or a windstorm. Such natural forces can cause the branches, limbs and sometimes even the whole tree to fall on your roof causing a significant damage to it. A tree may further be weakened by structural defects and various types of diseases. Sometimes, the physical damage to a roofing system may be minor, resulting in removal of shingles. But if left unaddressed, the removed shingles can expose the roofing system to UV degradation and water leaks which decreases the life of the roofing system in the long run.

Homeowners should remember that it’s not just old trees that may carry a potential risk but sometimes even the branches of healthier trees can easily break off.

What You Can Do: In case of any such damage, immediately call a tree removal service and make sure you relocate your family to a safer place. Next contact certified roofers in Dallas TX to get an estimate for the roof repair job. The contractor will also help determine the extent of damage. Make sure that you consult multiple services before choosing the option that suits you best. As a preventive measure, you can consult an arborist and help identify trees that may potentially carry a risk for property damage. Execute an action plan accordingly.

By Causing Acidic Deterioration of the Roofing Material

Some trees and plant leaves are acidic in nature. For example, if there is a beech tree in your yard or an oak tree, their leaves are bound to be highly acidic in nature. When these leaves fall on your rooftop—provided they are not brushed off—can transform into heaps. With the passage of time, these leaves start rotting and their acidic nature causes chemical deterioration of the roofing material. Starting from the granules of the shingles, the rot can make its way to the actual roof membrane, spread to other shingles, and slowly deteriorate the life of your roofing system.

What You Can Do: Regularly clean the pile of leaves that have accumulated on your rooftop. You can also contact a tree trimming service for cutting down the overhanging branches on your rooftop to prevent leaves from falling onto the rooftop. In case if you observe signs of any acidic deterioration, call experienced roofers in Dallas, TX and let them carry out a thorough inspection. Ask them to replace any damaged shingle and reseal any gap that has appeared between the shingles.

By Allowing Water to Pool on the Rooftop

The shed off leaves and the broken branches can often clog the roofing gutters, which causes rain water to pool on the rooftops. Furthermore, the tree debris lying on your rooftop serves as an additional reservoir of moisture entrapment. If the water remains pooled for a long time, it can make its way through any possible gaps between the shingles and start damaging your roofing system. Roof leakages become a problem and it can all add up to develop into a massive nuisance, all the while decreasing the life of your roofing system.

What You Can Do: Make a habit of cleaning your gutters, especially before the rainy season. Call certified roofers in Dallas, TX and let them address any signs or causes of possible roof leakages. If you maintain a proactive approach, you can stop minor issues from developing into a major one.

By Promoting the Growth of Mold

We have already discussed how water and moisture may pool on your rooftop, so it is only natural, that we proceed with the conversation by discussing the growth of mold, which is a consequence of entrapped moisture. Mold can rot your roofing system, erode the granular shingles and eventually cause your roofing system to weaken.

What You Can Do: Immediately call a company that provides professional roofing in Dallas, TX. Work with them and identify any signs of mold growth. Once identified, explore the possible causes and replace the shingles where necessary.

Other Damages

Sometimes, plants may start growing over a roof due to increased pollination. Where the vegetation may look good in some cases, these plants have sprouting roots that can penetrate right through a roofing system and cause a physical puncture. Blackberry bushes are a good example of such plants. Sometimes, even the climbing vines can make their way to the top of a roof and penetrate the membrane causing a dislocation of roofing shingles. Such plants also offer the way for insect and rodent infestation, all of which can damage the integrity of a roofing system.

What You Can Do: Regularly trim the plants and remove any shrubs if you find them growing over the roof top. Call professional roofers in Dallas, TX to replace the damaged shingles and seal the membrane punctures.

A Story in Review

December 20th, 2008 – This was just another day. The queues of cars lined up at the Shell station, located in the Yuma County of Arizona. One by one they came, stationed and departed the gas station after being re-fuelled. Everything was going as per norm, when suddenly Ms. Chris Doss heard a loud bang as she seated herself in the car. The canopy of the gas station collapsed on top of a BMW and a Hummer. Luckily, no one was injured. But, Chris Doss believes had she been a little late she might have found herself under the wreckage. Police and firefighters immediately arrived at the scene. On inspection it was found that the actual cause for the collapse of the overhang was the pigeon droppings that had been loitering on the roof for over 20 years. Eventually, the weight of bird droppings became too much for the canopy to bear and it collapsed as a result.

This incident was reported on NBC News. The reason that we decided to share this incident with our readers is because of the continued queries that we receive from our clients in Irving, TX, asking us:

Can pest birds damage a roofing system?

Yes, they do. Those peaceful pecking birds found on our rooftops can damage our roofing systems and present serious problems – one that we only associate with extreme weather, hail and excessive weight load. In fact as long serving roofers in Irving, TX we have come across many cases where we had to fix roof damages caused by the pest birds. It is a major issue and considering it is largely ignored by majority of homeowners, we decided to blog on the subject. Please note that the information contained in this blog does not intend to deter a reader from calling for the services of a professional.

How Pest Birds Can Damage Your Roofing System?

They Can Degrade the Substrate Materials

Birds can degrade the substrate materials of a roofing system in two ways.
The first is through bird droppings that are acidic in nature because they contain uric acid. This high concentration of uric acid degrades tar based roofing materials and can cause granular loss from the roofing shingles. As per the studies conducted by New York Environment Department, the bird feces can reduce the life of a roofing system by almost 50 percent, especially if they are left to deposit over a number of years. And it’s not just the tar based roofing materials which are susceptible to corrosive damages from bird droppings. The uric acid can also corrode a metal roof.

This may come as a surprise for many readers but this fact is well documented. In August 2007, a bridge in Minnesota collapsed after the steel beams rusted because of continued exposure to bird droppings. If you ever find signs of rust or corrosion on your roof shingles, please contact roofers in Irving, TX immediately.

Pest birds are often found pecking on a rooftop while searching for insects and grains. This pecking can degrade the substrate materials and cause punctures in your roofing system. A punctured roofing system gives way to roof leakages that cause water to infiltrate a building. It is important that these punctures are repaired in time by professional roofers in Irving, TX to avoid any inconvenience in the future.

They Can Discolor the Roof Tiles

Again, the bird droppings can discolor the roof tiles because of its acidic nature. Discolored roof tiles not only affect the energy conservation efficiency of a roofing system but it also devalues a property by impacting the aesthetics of a real estate. Furthermore, a discolored tile is susceptible to brittleness under UV exposure. Discolored roof tiles should be inspected by certified roofers in Irving, TX to assess the extent of damage.

They Can Cause the Ceiling to Collapse

Pest birds are always looking for enclosed spaces in homes where they can build their nests. As such, if they find any opening through roofs they can lodge inside the ceiling cavities, with attics being a preferred place. There, they discard their bodily waste and build nests which can add up to weigh in excess, eventually causing the ceiling to collapse. Moreover, since the nests are largely made from twigs and straw, they also carry fire hazards. And with most homeowners preferring to deploy home wiring through an attic, it only increases the chances of a potential fire breakout.

They Promote Development of Lichen and Moss

The most common type of lichen and moss found on roofs are Ascomycetes Foliose and Bryophyte Andeaeacea. The nutrients found in the bird droppings together with an alkaline roofing substrate provide ideal growing conditions for lichens and mosses. They can significantly deteriorate the service life of a roofing system.

What You Can Do?

There are a number of measures that you can take to minimize the damages caused by pest birds to a roofing system. Keep in mind, that it is a continuous cycle that needs to be regularly followed, especially, because it is hard to get rid of the pest birds completely. All the stated measures in no way are intended to cause any harm to the birds.

Scheduled Maintenance: You need to develop a scheduled maintenance program for your roofing system with a company that provides professional roofing in Irving, TX. It could be a bi-annual or annual maintenance plan, whichever you feel is feasible for you.

A Thorough Inspection: Contact local roofers in Irving, TX and ask for a thorough inspection of the roofing system. Identify any roof openings that may be used by pest birds to build a nest, and cover them. Look for any cracks that may serve as an infestation point for the lichens and moss, and fill them.

Use Lay Perch Repellent Gel: Make sure that before you apply a lay perch repellent gel on your roofing system, you know everything about its chemical formulation. You cannot afford an adverse reaction between the gel and the substrate of your roofing system. For professional help, consult certified roofers in Irving, TX.

Regularly Wash Down the Bird Droppings: To wash down the bird droppings you will need a powerful garden hose. However, make sure that water pressure is not too high as it could remove shingle granules.
